Light Commercial Lodging


Lodge Architect Plans

We’re on short-notice from a developer whom has submitted an offer on a property in Colorado regarding a boutique light commercial lodging project.

 

Barry’s earlier career experience designing Hilton Hotels will provide insights for these conceptual designs, along with pertinent adjunct support operations. These are inclusive of: a restaurant facility; large gym; commercial level laundry capabilities; maintenance building; and general manager/employee office logistics. Master planning will also include an Event Center space adjacent to the restaurant.

 

The preliminary scope of work is for individual ‘duplex lodges’, whereby one of the units is designed for adults/two couples and the other unit is designed for parents and their kids. Each lodge will have decks, ski/snowboard and bilking and hiking gear storage, a natural gas fireplace and high volume ceilings with wood trusses. Other possibilities being explored for this development, is that each pod will have capabilities for long term rental.

 

The adults/two couples units will have a Master Suite each; typical with master bath and a his/her separate closet. A semi-open space office adjacent to each Master Suite, will also be in each unit. This unit will have an exterior hot tub, wet bar, jacuzzi tub and separate shower.

 

The parents and their kids units will have two bedrooms and two baths each. One bedroom will be designed as the Master with one large king size bed and the other Bedroom with two separate twin beds and optional ‘bunk bed’ possibilities to accommodate more kids.

 

Our designs will include sustainable conscious specifications such as: energy-efficient lighting on timers; low-water consumption washing machines and showers; sustainable finish materials such as bamboo flooring; solar panels on all roofs; electric powered maintenance vehicles; waste reduction guidelines to be followed by the Hotel and Guests as well; etc.

 

Exterior building designs will include specifications of: fire-resistant cement fiber siding; Class-A asphalt shingle composition roof; double pane windows with argon gas; handicap designed unit per ADA standards; fire-retardant Trex decks; indoor/outdoor pool; discreet video surveillance throughout the property; etc.

 

As well, we’re providing a preliminary cost estimate and timeline of milestone events that need to be accomplished.
