Resultant project cost efficiencies starts way before construction begins, before any engineering is performed and preface to hiring an Architect.

 

It begins with just about everyone’s consideration of obtaining value. All Architects will be duly licensed to practice, provide designs that respond to the clients’ requests with their approvals all along the way, coordinate with consultants as needed and provide a complete set of plans that will be approved by a City/County. 

 

Now let’s evaluate the difference in fees for this service, for your assessment.

 

Typical Architect fees, that can easily be queried online or with direct contact to Architect firms, is 10%-15% of the construction costs for a new hi-end custom home. The actual amount of percentage and price that a Client is charged for Architect services, is established by the Principal of the Firm.

  

But the difference is our Architect fee for a new custom home of 7.5% vs the 10%-15% rate. A second story addition/pop-top percentage fee is based on a far lower construction budget and is typically a few percentage points more, but we also include the structural engineering service.

 

Of course each client and each project will require different amounts of service, that will be reflected in the fee flexibility. But in the end, our streamlined efficiencies typically result in completing a set of plans faster, in a more cost-effective manner and we are available to our client’s and their schedule, seven days a week. 

 

Additional client cost benefits are achieved throughout our design process from Barry’s hands-on experience as a general contractor for three decades (please see our ‘Insight Considerations’ tab under ‘About Us’ titled “$20,000 Savings From Our Value Engineering”).

 

Also, during construction our on-site Architect observations that are needed is not based on a typical open ended $200/hour rate. We charge one reasonable flat fee for this service.

 

Early on, we match our Clients with a designer/expert cad technician whom will also be with you throughout the entire architectural design process. During construction, Barry will provide first-hand walk throughs ensuring that the designs you approved of are being implemented into the construction of your new beautiful home or addition. There’s no possible conflict of interest with us, as we’re not affiliated with the general contractor entity.
