Property owners of a large parcel of land in Niwot, Colorado are contemplating having a new home designed and built. But before they undertake this endeavor to build a custom home of approximately 7,200 sq. ft. with a five-car detached garage, they astutely want to ease into this process first, with pertinent adjustments made early-on. Our services will provide visual, financial, logistical and time projections for their analysis, so that adjustments can be made early-on to ensure the project goals are met.

CONSULTING SERVICES (Pre-Project Analysis):

• Scope of work program

• Consideration for adjunct detached structures such as: barn, shop, equipment storage, etc.

• Zoning/building department guidelines

• Survey and soils tests

• Utilities needed and their availability

• Site plan

• Floor plans

• Elevations

• Section

• Roof plan

• Preparatory considerations for sustainable, green, energy efficient and insulation building systems.

• Value engineering design and cost analysis for structural shell (approximately 30% of the total construction budget).

• Category construction cost estimates

• Project construction timeline

• Project architecture/engineering/consultants/zoning and building department process costs and timeline

We will credit our Consulting fee for the above architectural services toward the full package of architecture/engineering/consultants services that are needed.
