We provided architecture, engineering consultant resources and general contracting services for this new ground up high quality unique custom home in the upscale community of Pacific Palisades. Homes in this area are typically valued at $1,000 - $1,500/sq. ft. The Owners wanted to be located within close walking distance to the village and its boutique shops, one-of-a-kind restaurants and selective service businesses. The lots in this niche area are modest sized, but a great location and certainly comfortable for a married couple with a small dog.
The building envelope was thus designed with concepts of spatial volume and height, as well as maximizing on site coverage. Barry’s many trips to Europe influenced his designs that were interpreted to North America geographical adaptation. The design contained dramatic angled ceilings throughout the home, providing a synergy of energetic interest wherever you traversed through the home. The Master Bedroom has a 12’-4” high ceiling; Family Room with a 14’-9” ceiling and Kitchen with a 10’-6” ceiling.
Construction with (28) Trades that were hired to perform top tier quality services, especially with all of the finish work, was supervised very closely. Additionally, work was performed on a six day per week schedule continuously. This resulted in the new home being built starting from foundations three feet below grade, to final installation of the chimney cap, in lightning speed of six months flat.
Interior amenities are inclusive of: Subzero refrigerator/freezer with custom Alder wood finish matching the Kitchen cabinetry; Three coats of classical plaster finish on the interior walls and ceilings; Multi-color Venetian finish on the Tuscan entry colonnade; Hickory-Pecan ¾” solid wood flooring with three coats of clear finish; Bouvet door hardware; Solid core interior doors 1 3/4” thick x 7’-6” height with unique hand made design and construction; Two private offices with sound-proof walls and ceiling; Two fireplaces with travertine slab detailing (Family Room and Master Bedroom) set up at 26” above floor level for full viewing from head of bed; Marble master shower; Jacuzzi tub designed into large bay window shape; Low or no VOC finish products; Lighted dimmer switches; Doggie door with bamboo slats and magnetic closer; Whole home and garage multi-zone sound system and a safe secured in incased concrete (fireproof) that is concealed under the slab with wood floor access panel.
Exterior amenities are inclusive of: Steel troweled exterior plaster walls; Four-color cement tile roof; Sculptured cornice cove design; Made-to-order chimney cap designs produced at a local sheet metal shop; Stone door and window surrounds; Six skylights; 3” thick exterior stone pavers with Mapei colored grout; Liquid granite garage floor; Custom designed oversized garage doors that are insulated and each with commercial grade heavy duty springs, high powered motor and stainless steel pully system; Pella windows with argon gas, built-in shades and oil rubbed bronze concealed casement hardware; Iron work detailing made on the site throughout the exterior and interior of the home and Premium quality, ultra quiet and highly energy efficient Carrier a/c system.
“My husband and I bought a lot in Pacific Palisades so that we could be walking distance to The Village, which has many shops, restaurants and services close by.
BSA were the Architects and General Contractors whom designed and built our beautiful and unique Italian style home. They had all of the architecture and engineering completed for submittal to the City in just 5 1/2 weeks. They knew we were living elsewhere while our new ground-up home was being constructed, so much effort was put forth to even work weekends and it was completed in a very fast manner. The end cost of the project was what they said it would be in the beginning and only extra costs was landscaping that wasn’t in the construction budget anyway.
BSA wisely advised us to opt for a (90) day escrow, so that the plans, City processing and permit approval could be done during this period of time, before we
even paid our first mortgage payment! They also had us order long lead items during this time, which turned out to be really good advice so that construction could be done faster.
High quality finishes on the interior and exterior took a lot more labor to accomplish, but it was well worth it, as we are very proud of our home. Even after moving in, there wasn’t anything we wanted to change, everything was just right.
