Cape Cod Owner-Builder



This project was for a first-time Owner-Builder, whereby he chose to be his own contractor. But he wanted an Architect with a builder mentality and experience to design the plans and submit them with his Architect seal, dated and signed, to the City to obtain all the necessary approvals. This virtually new home evolved after extensive ‘tear-down’ was performed on the old, small one story house.

 

A few walls were left and the existing foundation remained, along with the floor framing as well; that’s about it. The existing foundations were underpinned with additional concrete and steel footings, along with new two story footings extending to the rear of the home to create a larger building foot print. 

 

Much time was spent refining the engineering with our architectural plans and details, to attain a fresh new look, along with energy efficient building components and a cost-effective structural system. This all timber (no steel) second floor framing design saved the owners almost $25,000 in costs and one month of construction time. As well, in lieu of the engineer’s original foundation designs of thirty foot deep concrete and steel piles with very intrusive heavy equipment trouncing over the property, we sent the plans back with our design requests to use helical piles about half that depth until reaching torque specifications and was half the time to construct. This was a $14,000 savings in foundation work.

 

This Three Bedroom plus Guest Suite and 4 1/2 baths contains many valuable features:

 

Design amenities include: Big open volume stairwell; Composter in special kitchen cabinet; Window seat on the second floor landing with a view to the backyard, that opened up and was a laundry chute directly down into the laundry room; Multi-tiered Trex deck outside the Family Room; Two large bay windows in the bedrooms; Existing detached two car Garage was designed with a second story ADU; Four skylights throughout the home; His and Hers separate private water closet areas and Open beam truss high ceiling in the Master Suite.
