Our designs purposefully incorporate the Property Owners, Tenants and Developers detailed requests, budget guidelines, schedules and project goals, from collaborative dialogue and programming into the scope of work for your specific project requirements.
We tailor each unique project throughout Colorado to incorporate our (35) years of design and construction expertise, into plans that will ensure a target budget, timely schedule and a quality built project.
PROCESS:
Typically, a complimentary initial Architect/Owner email communication and phone call discussion would take place, with evaluation of preliminary overall project parameters—such as size/sq. ft. of project; services requested/needed; site conditions; Client estimate of project budget; approximation of Architect fees where applicable; preliminary City guidelines for consideration; and timing to start architectural designs.
Factors For Additional Consideration: Property/site conditions; multiple building considerations; existing/new tenants occupying the space; existing plans available or as-built/new drawings needed; buildings and equipment that will remain or be removed; vehicular and pedestrian access points; service truck portals; parking requirements; etc. are adjunct assessments that we will incorporate holistically into our planning and designs.

If both parties feel a match to proceed, an on-site and/or office meeting could be scheduled for new ground-up projects or tenant improvement designs. Otherwise more in-depth written communication defining additional project details would ensue, so that a possible Proposal with scope of work categories and costs could be drafted.

After above assessments, Architect may provide Owner with a Proposal for Architect/Owner evaluations. If both parties agree to terms, Architect will provide Owner with a Contract for engagement of below determined services:
ARCHITECTURE & ENGINEERING:

Site Analysis: Existing building/renovation considerations; new building lot coverage/height/setback guidelines; building(s) massing; topography, grading and retaining wall considerations; access; parking needs; future expansion layouts; courtyard areas etc.; property/existing building assessments (access/views/privacy/utilities/solar and wind energy/etc.).

County/City Ordinances: Review Planning, Zoning, Energy and Building Codes.

Project Scope Of Work Programming: Develop outline/matrix with Owner’s specific project requirements, categorized by spaces.

Architecture: Change Of Use; Life Safety; site plan, ADA considerations; field measurements/ as-builts; demolition plan; space planning; floor plans; exterior elevations; roof plan; section, electrical plan; door and window schedules; finish materials; interior design; energy system designs/specifications; sustainability specifications; details and code notes. As part of our architectural service, design-cost alternatives, 3D color renderings, and collaboration with construction affiliates may be incorporated into the process.

Engineering: Structural engineering plans, details, specifications.

Consultants (Bundled and Coordinated): HVAC/Electrical/Plumbing, Energy, Acoustical, Lighting, Soils, Civil, Surveyor, Fire Protection Engineer, Landscape designer, etc.

Processing with City Officials and Permit Approvals: Plan checkers and related staff; Design Review Boards; PAC Committees: Land Use Entities; Public Works, Utility Companies; EIR Agencies; Transportation Department; Owner's Affiliates; etc.
CONSTRUCTION SUPPORT:

Procure Bid Invitations To Contractors: Utilize BSA Inc. formatted bid packages; distribution of plans to General Contractors; contractor qualifications; verify contractor’s performance with their past customers; responses to contractor's questions regarding the plans; site meeting as needed; negotiate best G.C. contract pricing for Owner with cost increase safeguard provisions.

​Construction Line Item Cost Estimates: Category and Subcategory costs and project timeline schedule.

Construction Observation: On-site evaluations that construction is following the City-approved plans and the Owner’s expectancy to receive all of the architectural, structural, and consultant’s work that they contracted for.

Adjunct Construction Consulting: Contractor payment request evaluations for approval or renegotiating; photographic documentation of construction processes; review and evaluate not-approved building inspector notifications; evaluation of rough-in and finish work quality; evaluate quality of workmanship and materials being installed; evaluate progress relative to contract schedule; Architect/Client construction job walk analysis, with evaluation and written recommendations.

Individual Architecture and Construction Support elements may be offered, when a Client has specific project needs only.

Depending on the project, a series of individual and progressive service elements may be packaged in Phases. In this manner, a compilation of these resources will yield milestone analyses, so a Client can evaluate and adjust important aspects early on such as: design options, scale of project; architecture and engineering costs, construction estimates, project schedule, etc.
