Automotive Tenant Improvement

We received a call from the Owner of an automotive business in Colorado, whom was notified by the local Building Department that their business was not operating in conformance to City codes. They did not realize when they leased this 3,000 sq. ft. space, nor did the owner of the building advise them, that their automotive business had a different Use Classification than the previous gym Lessee’s.

In fact, they were given a written violation and notice to comply with codes within (60) days, or cease business operations. They requested our Architect services asap to help them remedy this situation.

The day after we engaged to provide them with professional services, we started our code research, I had one of our cad drafters out to the site to laser existing field measurements of the space, along with all non-load bearing wall configurations and communicated with the City regarding specific violations that we needed to respond to.

Within a few weeks time, we submitted an as-built floor plan, electrical plan and code notes, along with very detailed Change Of Use documentation to the City for their review. The City approved our submittals and only requested some modest construction work to be performed regarding upgrades to the newest codes.

The building inspector approved this work, a Certificate Of Occupancy was issued and the business owner breathed a big sigh of relief, conducting their successful family business of (30) years in their new ‘permitted’ space.
