This office building space was completely empty: exposed underside of floor structure above, concrete slab floor, structural columns and the building’s exterior window wall.


Optimizing the beautiful ocean view, from the entry into this Reception Area, was an important aspect to incorporate into our space planning design and we did.


In order to achieve this, we located the two conference rooms and related interior glass walls, on an angle that provided interest, reflected the geometry of the exterior glass wall and also provided a vast line-of-sight panorama and sense of open space while in this Reception Area; notwithstanding the same picturesque views while conducting business in the Conference rooms!


The interior design and color theme thus also reflects the environment with earth tones, an undulating plaster wall reminiscing the waves and high grade creamy tan color textured commercial carpet, emulating the sand on the beach.


The materials have a Class A flame spread rating, ASTM E84 test grade, CAL 117 fabric compliance and Low Volatile Compound green building paints.


The founding Partner’s office was strategically located for full North, South, West views of the Santa Monica Bay, sound privacy (full height walls to the deck and an STC 50) and also has equidistant access to the other Partner’s offices, for optimization of timely foot travel efficiencies.
