Colorado Educational Tenant Improvement

The new Owner of a two story free-standing 8,665 sq. ft. office building in Lafayette, Colorado hired us to provide Architect services for her speech therapy and educational services business.


Her intent is to provide educational therapy services on the first floor for kids and the second floor would be offices. There’s therefore two Occupancy Group Classifications that must be considered (E and B respectively), before we design, provide specifications and access adjunct technical services preface to submittal of our plans to the City.


Life Safety issues are of course a paramount consideration. We thus communicated directly with the Fire Marshall as well as the Chief Building Official, in a proactive effort to assist our Client in conducting her business in the most timely manner possible. Therefore we designed, calculated and provided analytic charts for Life Safety concerns needed to be a part of our plans.


As well, accessibility concerns relative to ADA codes were addressed such as a ramp, landing and entry door with special hardware for possible clientele needing these accommodations. We also designed this access from one of the classrooms to the outdoor play ground. 


We completed the architectural floor plans and specifications for submittal to the City in pretty much lightening speed, a mere two weeks. One week later she received her permit. This was an unusual precedence, that was accommodated by the City and us working weekends, via her emergency request for expeditious processing with the City.


Throughout the process we also coordinated with her general contractor regarding construction logistics. He was included with progress plans, emails and phone call discussions pertinent to our client’s specific requests.

Texts Between Client and Architect: “I don't know why the City has not issued the TCO (Temporary Certificate Of Occupancy) yet, everything was done which I verified with fire>Do you want me to place a call to the City this morning and try to assist?>Sure>I left a VM for the Chief Building Official at 10:00. Please see his email of 10:30, Congratulations!” (on the issuance of your TCO)
