Light Commercial & Residential architecture services - BSA inc provides professional architecture, design, construction support & consulting services for residential & commercial properties throughout Denver, Niwot, Erie, Louisville, Broomfield, Fort Collins, Windsor, Timnath, Loveland, Johnstown, Lafayette, Englewood, Parker, Greenwood Village, Highlands Ranch & surrounding areas.
The below services may be offered in whole or part, depending on the project, resource availability, and location. Our professional services are customized to suit each unique project with our expertise, that incorporates our (35) years of building experience into plans that will ensure a cost-effective, timely and quality project.
Typically, a complimentary initial Architect/Owner email communication, phone call, and discussion of preliminary overall project parameters—such as size/sq. ft. of building, architectural style contemplated, Owner-estimated budget relative to current construction costs, estimate of Architect fees, preliminary City guidelines for consideration, and timing to start architectural designs—would take place.

If both parties feel a match to proceed, an on-site and/or office meeting could be scheduled. More in-depth discussion of project details, Architect/Owner business functions, and third-party affiliations would entail.

After the above assessments, Architect may provide Owner with a Proposal for services, along with a project time schedule and estimate of construction costs. If Owner accepts the Proposal, then Architect will provide Owner with a Contract for engagement of below services:

ARCHITECTURE and ENGINEERING:

Site Analysis: views/privacy; solar/wind; utilities; topography, grading and retaining wall considerations; access; parking needs; future vertical and/or horizontal expansion capabilities; lot coverage/height/setback guidelines; outdoor landscape/recreational areas/gardens/pool; detached structures (ADU, Barn, RV Garage, Shop, Exercise Facility, Spiritual Retreat, etc.). Site assessments form a key part of our residential architecture services, ensuring each design harmonizes with its surroundings.

County/City Ordinances: Review Planning, Zoning, Building Codes and ADA, Life safety, Change Of Use requirements where applicable.

Project Scope Of Work Programming: develop outline/matrix inclusive of Owner’s specific project requirements.

Architecture: Site plan, field measurements, demolition plan, floor plans, exterior elevations, roof plan, section, electrical plan, door and window schedules, finish materials, energy efficiency and sustainability specifications, details and code notes. As part of the architectural service, design-cost alternatives, 3D color renderings, and collaboration with construction affiliates are incorporated into the process. This thorough and visual approach is standard in our residential architecture services.

Engineering: Structural engineering plans, details, specifications.

Consultants: HVAC/Electrical/Plumbing, Energy, Soils, Civil, Surveyor, Fire sprinkler engineer, Landscape designer, Interior designer, etc.

Coordination with City Officials: plan checkers and related staff.

CONSTRUCTION CONSULTING:

Procure Bid Invitations To Contractors: utilize BSA Inc. formatted bid packages; distribution of plans with contractor qualifications; verify contractor’s performance with their past customers; responses to contractor's questions; site meeting as needed; negotiate best contract pricing for Owner; etc.

Construction Observation: On-site evaluation that construction is following the City-approved plans and the Owner’s expectancy to receive all of the architectural, structural, and consultant’s work that they contracted for. This oversight ensures continuity from design through build, particularly for our clients utilizing our residential architecture services.

Adjunct Construction Consulting: Contractor payment request evaluations for approval or renegotiating; photographic documentation of construction processes; review and evaluate not-approved building inspector notifications; evaluation of rough-in and finish work; evaluate quality of materials being installed; Owner/Contractor dispute resolution if needed, etc.
