BSA INC. CONSULTING SAVES OWNER OVER $100,000 ON COMMERCIAL PROJECT

Broomfield Large Commercial Architecture Project - BSA Inc.

The Owner of an 8,000 sq. ft. lot in Broomfield, Colorado has an existing 2,000 sq. ft. building and business operating. 


They propose to have an additional new 2,000 sq. ft. added onto the existing building, along with remodeling of the existing structure as well.


Their estimated construction cost of the new concrete block building, to match the existing structure, is about $300/sq. ft., or $600,000. The existing structure will require about $200,000 of renovations. For now, lets forego the architectural design and engineering costs, which is a small percentage of the overall commercial project’s costs.

So a total of an $800,000 investment for this development project.


They requested our consulting services for value-costing the construction of the project and goal of how to save a substantial amount of money, yet still obtain their 4,000 sq. ft. of ’new’ space. The overall building will be about 40’-0” wide x 100’ long; great and just right for unconventional cost-savings building construction.


After reviewing our past projects, researching the latest methodologies for pre-fabricated commercial buildings and then adding to this the cost of foundations, the solution was soon realized and presented to your Client’s: 


A steel framed building that could be erected in about half the time of conventional construction, saved the Owner’s over $100,000 in costs and their new building investment had a higher value than the old renovated building with an addition. Additionally, the Owner’s only needed to shut down their business for half the time than what was originally anticipated.


We designed the architecture to incorporate some cost-effective energy efficient and aesthetically appealing features, such as dual glazed clerestory windows, solar panels, facing tile on the exterior walls and epoxy granite flooring over the new concrete slab.
